Information for tenants

Applying for a tenancy

 

Once you have chosen a property, you will be required to pay the fees and half a
months’ rent to hold the property. The remaining rent and bond will be payable upon moving into the property. You will be asked to provide photographic ID and proof of address, when received a credit reference, employment reference and landlord reference will be obtained.

 

Fees

 

The fees chargeable to the applicant are £234.00, a charge of £60.00 is applicable to any guarantors. There is no charge for additional tenants before the tenancy has been created, all amounts are inclusive of Vat.

Fees are non-refundable.

 

Additional fees are £54 for check in and £54 for check out.

 

Each tenancy is a stand-alone contract. If the landlord and you wish to create a new tenancy all fees above will apply. 

 

To ensure the return of your bond please be sure to leave the property in the same condition as you received it with no damage or rubbish. You will have the copy of your check in and you can use this to achieve the standard required.

At the end of a tenancy you may be charged the following;

Cleaning,

Oven/cooker cleaning.

Removal of rubbish,

Carpet shampoo, 

Repairs to damage caused by yourselves.

Damage caused by your pets (if allowed at the property)

Administration for arranging the above.

 

Examples:

Price to clean a 2 bedroom house unfurnished £150 -£190

Price to clean a 3 bed house with 2 bathrooms £190-£ 240

Oven clean-£30 -£50

Hob-£15-£20

Hood- £15- £20

Carpet cleaning (shampoo) 

Lounge- small 12 x12 ft. £30-£40

Lounge - medium 12x 24 £60 - £80 these prices will vary according to the degree of stains.

Estimate replacement carpet.

£10 per square meter to £30 per square meter. Depending on like for like quality.

Clearance of rubbish:

Variable: depends on what and volume. For example a fridge would be £50.00

Emergency Maintenance

In the event of an emergency (an unforeseen event that if not dealt with quickly would render the property unsafe/insecure; or cause further damage to the property; or cause personal risk to the tenants) please follow steps below.

 

If you smell gas or are worried about gas safety, you can call the gas emergency number 0800 111 999 at any time, day or night, 365 days a year.

Please Note: If the emergency is due to any act of negligence or responsibility of the tenant then you will not be reimbursed for the cost of the call out and any works carried out.
